We aren't in the NAR out here, (National Association of Realtors) and our firm never was. Real Estate companies out here use matching software to share our listing data with reciprocal access but not the NAR guided MLS systems which are in multiple litigations with many of the larger franchise and corporate firms across the country. As your broker we have traditionally been paid out of the sellers commission 98% of the time. This will continue to be the case although the percentage might edge down because the real estate market is always in motion as are the processes, as are the rules. In those rare cases where the brokerage for us as buyers brokers is not baked in, like "off-market" opportunities we build in a brokerage as your broker that is in line with these same market dynamics. Off-market refers to properties that fit your target search criteria but aren't formally listed, FiSBOs, (For Sale By Owner), distress sales, foreclosures, buying notes or lien positions and other strategies.
